Our focused portfolio construction is guided by our top-down views, but we firmly believe that successful real estate investing requires local, hands-on sourcing and execution. We invest across the entire value-add spectrum, using bottom-up sourcing and execution to build diversified portfolios. Our strategy is not limited to any predetermined sector or geography; therefore, we can dynamically allocate capital to the most attractive risk-adjusted opportunities as they arise.

Our strategy centers on the middle market, which accounts for nearly 80% of U.S. real estate transactions yet remains highly inefficient, allowing us to capitalize on less competitive processes and predominantly off-market deal flow.

We have approximately 25 real estate investment professionals across the U.S. who generally work in tandem with our network of 100+ local operating partners to source and add value to our investments. Having local boots on the ground, with partners whose incentives align with those of our investors, gives us a differentiated edge in market knowledge, business plan execution, and sourcing.
